What is terrazzo?

Terrazzo is a floor of marble or granite chips set in a binder and polished smooth, hard-wearing and low in upkeep. In Johor Bahru, IFS Japanese terrazzo is poured in place on a base the Rayson-authorised applicator prepares, after the chips and colours are chosen on a sample board.

Before you choose

Is terrazzo slippery when wet?

A polished terrazzo floor can be slippery when wet, like polished stone. For entrances, bathrooms and wet zones, a honed or textured finish, or an anti-slip treatment, is chosen on the sample board instead.

In dry rooms a polished finish is easy to keep clean and reflects the light. At doorways that take rain, a mat and a less polished finish keep the floor safe; the applicator recommends where each finish goes at the site visit.

Does terrazzo crack?

Terrazzo follows its base: a slab that cracks or moves will crack the terrazzo above it. That is why the base is levelled, repaired and moisture-checked first, and divider strips or joints are placed where the building moves.

Old cracks are opened and filled, hollow screed is relaid, and the floor’s movement joints are carried through the terrazzo rather than covered over. Rayson PrimeBond E20 primes the base where the system calls for it.

Terrazzo or tiles?

Terrazzo gives one continuous surface with no grout lines and can be ground and re-polished when it wears; tiles are quicker to lay but keep their grout lines. The comparison below sets out the other differences.

Terrazzo-look porcelain tiles copy the pattern with less work on site, but every tile repeats and every joint collects dirt. Real terrazzo suits lobbies, stairs and floors meant to last for decades.

Can terrazzo go over my existing floor?

It depends on the product and the floor. Terrazzo needs a flat, sound and dry base, so the applicator checks the existing floor and proposes either preparing it or laying a new screed before the terrazzo.

Its thickness matters at doors and between rooms, so thresholds and door clearances are checked at the site visit, and the build-up is confirmed on a sample board first.

What you see

The signs

  • A lobby, hall or shop that wants a floor that lasts decades
  • Old terrazzo you want matched or extended
  • A home or café after the terrazzo look without tiles
  • Stairs, counters or a feature floor
Why it happens

The usual causes

  • A base that was never levelled, so the terrazzo cracks along it
  • Resin terrazzo laid over damp concrete
  • A supplier chosen from a catalogue with no one responsible for the base

What it costs

What does terrazzo cost in Johor Bahru?

Per square foot, quoted after inspection. Five things decide it: the area, how much the base needs levelling or a new screed, the terrazzo and chip size chosen, divider strips and patterns, and stairs, skirtings and counters against open floor. Rayson publishes no price list.

The Rayson difference

An installer buys whatever is on the shelf. A Rayson-authorised applicator installs what Rayson makes.

01

The maker writes the specification

The system is specified by the company that makes the material, and installed by an independent applicator Rayson has authorised, not chosen from whatever a supplier had on the shelf that week.

02

A data sheet for every layer

Every Rayson material on your floor or roof has a published technical data sheet. You can read what went in, and so can your consultant.

03

Two warranties, two companies

Rayson warrants the material as its maker. The authorised applicator, an independent company that contracts with you, warrants the workmanship. Each warranty is issued by the company responsible for it.

04

Same materials on both sides of the Causeway

The products, data sheets and application methods are the ones Rayson publishes in Singapore. Nothing is rebadged for Malaysia.

05

Materials direct, for your own crew

Contractors and facility teams buy the same materials direct from the maker, with application guidance. The applicator is there when you want the job done for you.

The practical details

Questions people ask

Cement or resin terrazzo?

Cement terrazzo is the traditional, thicker floor; resin terrazzo is thinner and faster to lay. The IFS product and the sample board decide which suits the room and the base.

Whose product is the terrazzo?

IFS Japanese terrazzo comes from Industrial Floor & Systems Pte. Ltd (IFS), a collection of terrazzo products made in Japan and poured in place, and carries IFS’s own terms. The primer and the other Rayson layers in the base are Rayson’s, and the combined build-up is confirmed on a sample before your job.

Can you match my old terrazzo?

Often closely, from the chip size and colour; the sample board shows how close. An exact match to a floor cast decades ago is not promised.

How do I look after a terrazzo floor?

Sweep or vacuum grit away, mop with a pH-neutral cleaner, and wipe acidic spills such as vinegar or citrus quickly. The sealer is renewed as the system advises, which keeps stains out.

Who gives the warranty?

Rayson warrants its materials as their maker; IFS’s terms cover the terrazzo; the Rayson-authorised applicator warrants the workmanship. All three are written into the quotation.
