Epoxy flooring in Malaysia:
systems, applicators, materials.

Factory and warehouse floors that take forklifts, food-plant and kitchen floors that take hot washdown, clean rooms, ESD floors for electronics plants and data centres, hospital corridors, school classrooms, car park decks, showrooms and home garages. Rayson names the system and supplies it; an authorised applicator in Johor, Kuala Lumpur or Penang quotes and installs it, or your own crew does with our materials.

Where the jobs are

Johor, Kuala Lumpur and Penang: the industrial parks, and the homes around them

Johor. Pasir Gudang, Senai, Tebrau, Ulu Tiram, Kulai, Iskandar Puteri and the Nusajaya and Sedenak tech parks: factories, warehouses, logistics hubs and the plant rooms of new data centres. Further north, the furniture factories of Muar and Batu Pahat. The same applicators do the home garages, kitchens and shop floors in Johor Bahru, Skudai and Gelang Patah.

Penang. The electronics and manufacturing plants of Bayan Lepas, Batu Kawan and Prai, and homes and shops on the island and the mainland.

Kuala Lumpur and the Klang Valley. Factories and warehouses in Shah Alam, Subang Jaya and Petaling Jaya, car parks, shop and mall fit-outs, and condos and landed homes across the city.

See the Kuala Lumpur and Klang Valley and Penang pages. Elsewhere in Malaysia, Rayson supplies materials and specifications to contractors with their own crews.

What decides the price

Preparation, thickness, system

  • Preparation. Grinding, crack repair and moisture testing are most of the labour. A slab that needs patching costs more than a sound one.
  • Thickness. A roller coat at 0.3 to 0.5 kg/m² a coat and a self-levelling floor at 1.6 to 2.0 kg/m² are different quantities of material; the floor must be specified for the traffic, not under-specified for the price.
  • System. PU-cement costs most and survives most. The applicator quotes per square foot after seeing the floor; Rayson publishes no price list.
How a floor job runs

From photos to a cured floor

  1. Send three photos and the size

The whole floor, the worst patch, and anything on it that must come off. Area in square feet and what will run on it.

  2. Rayson specifies

System, preparation, thickness and the data sheets, in writing. Contractors buying materials get coverage figures and application guidance.

  3. The applicator measures and quotes

The authorised applicator for your area visits, checks moisture and bond, and quotes the installation per square foot. The quotation, invoice and workmanship warranty are the applicator’s.

  4. Install, cure, hand over

Primer, body coat, topcoat, each to the data sheet; foot traffic next day, full load after cure. Rayson warrants the material.

The practical details

Questions people ask

What does epoxy flooring cost in Malaysia?

Per square foot, and it depends on three things: how much preparation the slab needs, how thick the system is, and which system it is. A roller-applied coating on a sound slab is the cheapest; a self-levelling floor costs more; a PU-cement screed for a food or chemical plant costs the most and lasts the longest. Rayson does not publish a price list; the authorised applicator for your area quotes after seeing the floor.

Who installs it?

An independent applicator in Johor, Kuala Lumpur or Penang, introduced by Rayson. The applicator quotes, invoices and warrants the workmanship. Rayson supplies the material and the specification, and warrants the material. Contractors with their own crews can buy the materials and get application guidance.

How long until the floor can be used?

Foot traffic is typically possible the next day; forklifts and full chemical exposure wait for full cure, usually several days depending on the product and the temperature. The data sheet of each product gives the figures; the applicator plans the shutdown around them.

Can epoxy go over an old epoxy floor or over tiles?

Over sound, well-bonded old epoxy, yes, after grinding and a primer. Over tiles, only with a bonding primer and after checking that the tiles themselves are firmly bonded; a loose tile takes the new floor with it. Over new concrete, the slab must have cured and its moisture must be checked first.

Which epoxy for a factory or warehouse?

Forklift aisles and loading bays: LevelShield SL120 self-levelling epoxy, or PurScreed PC70 where there is hot washdown or chemical spillage. Storage halls and workshops: FloorGuard R50 roller coat, broadcast with aggregate where ramps need grip. Offices and showrooms: R50 with a UraForce WB58 topcoat for colour and UV stability.

Which industries do you cover?

Food and beverage plants, commercial and central kitchens, warehouses and logistics, car parks, data centres, workshops and showrooms, pharmaceutical and medical device plants, electronics and semiconductor plants, hospitals, clinics and care homes, and schools and kindergartens, each with its own page and the Rayson system for every zone; furniture factories in Muar and Batu Pahat; and factories, homes, shops and cafés. Showrooms, lobbies and foyers can take an IFS decorative finish. Cold rooms, open, sun-exposed car park decks and operating theatres are outside the current range.

Do you serve homes, or only industrial floors?

Both. Garages, kitchens, balconies and shop floors in Johor, Kuala Lumpur and Penang are typical home and small-business jobs for the applicators; the same products apply, usually the roller-applied system.
