Waterproofing in Malaysia:
roofs, toilets and decks.

A roof that leaks every monsoon, a toilet that stains the ceiling below, a balcony that never dries. Rayson supplies liquid-applied membranes with published data and introduces authorised applicators in Johor, Kuala Lumpur and Penang who find the cause, quote the repair and install it.

Three jobs, three systems

Roof, toilet, deck

Roof waterproofing

Flat concrete roofs on terrace houses, shophouses and factories; tiled and pitched roofs; metal roofs with rusted laps.

  • SealForce AC10 acrylic over AP05 primer for roofs that drain freely
  • SealForce RC40 polyurea for exposed flat roofs that pond and are walked on
  • Outlets, upstands and parapets detailed first; the field coat comes last

Toilet and bathroom waterproofing

The concealed membrane under the tiles, done once, properly, before the tiler arrives.

Balconies, car porches, decks

Surfaces that are rained on and walked or driven on, where a membrane must also be a wearing surface or sit under a screed.

  • RC40 as an exposed, walkable membrane
  • WB20 beneath the screed on balconies and terraces
  • Falls and drainage checked before any coating

How a waterproofing job runs

From three photos to a flood test

  1. Send three photos and the area

The whole roof or room, the leak or stain up close, and the outlets, upstands or floor trap. Area in square feet and the type of building.

  2. Rayson specifies

Which membrane, which primer, which details, in writing with the data sheets.

  3. The applicator inspects and quotes

The authorised applicator for your area confirms the cause on site and quotes the repair per square foot. The quotation, invoice and workmanship warranty are the applicator’s.

  4. Install and test

Details first, field coat last, flood test or rain check before handover. Rayson warrants the membrane.

  1. Tiles on the floor above
  2. SealForce WB20 re-applied under them
  3. The slab the water came through
  4. Your ceiling, made good once it stays dry

Under a roof: a roof membrane instead. A steady drip in any weather: a plumber first.

The practical details

Questions people ask

My ceiling is stained. Is it the roof or the toilet above?

Look at where the stain is and when it grows. Under a toilet or bathroom, and worse after someone showers: the wet-area waterproofing above has failed, and the fix is on that floor. Under the roof slab, worse after rain: it is the roof membrane, a cracked parapet or a blocked outlet. A pipe leak drips steadily whatever the weather. The applicator confirms on site before anything is opened up.

What does waterproofing cost in Malaysia?

Per square foot, after inspection. A roof coated with an acrylic membrane on a sound, clean substrate is the lowest cost per square foot; a polyurea membrane on an exposed flat roof costs more and lasts longer; re-waterproofing a toilet means removing and relaying the tiles, so the tiling is most of the bill. Rayson publishes no price list; the authorised applicator for your area quotes the job.

Acrylic or polyurea for my roof?

A pitched or tiled roof that drains freely, or a roof with many penetrations: SealForce AC10 acrylic, cold-applied from the pail over SealForce AP05 primer. An exposed flat concrete roof that holds water after rain, or a roof you walk on: SealForce RC40 polyurea, UV-stable and walkable. Both are liquid-applied, so there are no seams to fail.

How is a toilet waterproofed before tiling?

The old finish comes off down to a sound screed, the floor-to-wall junction and the floor trap are detailed, SealForce WB20 goes on in two coats and turns up the walls, and the floor is flood-tested for 24 hours before the tiler starts. SealForce RW1 in the screed, the render and the tile adhesive makes the cement layers themselves water-resistant.

Who does the work and who gives the warranty?

An independent applicator in Johor, Kuala Lumpur or Penang, introduced by Rayson, quotes, installs, invoices and warrants the workmanship. Rayson supplies the membrane and warrants the material. Material warranty terms are stated per product on request.

Is epoxy flake coating a waterproofing membrane?

No. Flake epoxy is a floor finish. Some installers in Malaysia sell it as toilet waterproofing, but an epoxy coat over tiles does nothing for the screed underneath, which is where the water goes. Waterproofing is the membrane under the tiles, flood-tested before tiling.

Do you cover landed houses, or only commercial roofs?

Both. Terrace and semi-detached houses with flat concrete roofs, car porches and balconies are typical jobs in Johor, Kuala Lumpur and Penang; so are shophouse roofs, factory roofs and the podium decks of condominiums.
