Terrazzo floors, poured in place, in KL, Selangor and Penang

Terrazzo flooring in KL, Selangor and Penang: IFS Japanese terrazzo, poured in place with no grout lines, on a base prepared with Rayson materials.

We reply within one working day, Monday to Friday.

Rayson-authorised applicators in Kuala Lumpur and the Klang Valley, and Penang. In Johor: Terrazzo flooring in Johor Bahru.

Terrazzo tiles or poured terrazzo?

Terrazzo tiles are cast in a factory and laid with a joint at every tile. Poured terrazzo is mixed and laid on site, then ground and polished into one continuous floor without grout lines. IFS Japanese terrazzo is poured in place, on a base the Rayson-authorised applicator prepares.

Before you choose

What is Japanese terrazzo?

IFS’s Japanese terrazzo is a collection of terrazzo products made in Japan: marble or granite chips in a binder, poured in place, then ground and polished into a smooth, hard-wearing floor, chosen for durability, low upkeep and design choice.

Because it is laid on site, the pattern runs unbroken across the floor, with divider strips only where the design or the building’s movement joints need them. The chips, colours and finish are chosen on a sample board.

Terrazzo or marble?

Marble comes as slabs or tiles with joints, and its veining is natural; terrazzo is one continuous floor whose chips and colours are chosen on a sample. Both are stone floors that want acidic spills, such as vinegar and lime, wiped up quickly.

Terrazzo can be ground and re-polished in place when it wears, and its pattern can carry on into stairs, skirtings and counters in the same finish.

Can terrazzo go over my existing floor?

Poured terrazzo needs a flat, sound and dry base, and it adds height. The applicator checks the existing floor, levels it or lays a new screed bonded with SealForce RW1, and checks door clearances and thresholds before quoting.

Whether existing tiles can stay depends on the IFS product and the tiles, so the applicator proposes either preparing the floor or laying a new screed. Moisture is checked too, because terrazzo laid over damp concrete is a common cause of failure.

Can it match the old terrazzo in a shophouse or an older home?

Often closely, from the chip size and colour, and the sample board shows how close before anything is poured. An exact match with a floor cast decades ago is not promised.

In older shophouses in George Town and older homes around KL, the original floor may be worth keeping; the applicator looks at what is there before proposing to cover it or extend it.

A first guide. The applicator confirms the right floor for your room on site.

What you see

The signs

  • A living room, lobby or shop floor meant to last for decades
  • The terrazzo look, without grout lines
  • An old terrazzo floor you want matched or extended
  • Stairs, counters or a feature floor in one continuous finish
Why it happens

The usual causes

  • A poured floor laid on a base that was never levelled, so it cracks along the old joints
  • Terrazzo laid over damp concrete without a moisture check
  • Terrazzo-look tiles whose grout lines darken and whose pattern repeats
How the job runs

From three photos to a finished job

  1. Sample and design

Chips, colours and any divider strips chosen on a sample board; the build-up over your base confirmed on it.

  2. Prepare the base

Grinding, repairs and levelling, moisture checked; a screed bonded with SealForce RW1, or PrimeBond E20 primer, where the system calls for it.

  3. Pour, grind, polish

IFS Japanese terrazzo poured in place, then ground and polished in stages to the finish chosen.

  4. Seal and hand over

Sealed against stains, with the care regime explained.

What to send

Three photos are enough for a first quotation

  1. The floor or area, wide
  2. The existing surface, close
  3. A reference photo, the area in sq ft and the building: condo, landed home, shop or lobby

What it costs

What does terrazzo flooring cost in Malaysia?

Per square foot, quoted after inspection by the applicator for your area. Five things decide it: the area, how much the base needs levelling or a new screed, the chips and colours chosen, divider strips and patterns, and stairs, skirtings and counters against open floor. Poured terrazzo is priced as one floor, not per tile. Rayson publishes no price list.

The Rayson difference

An installer buys whatever is on the shelf. A Rayson-authorised applicator installs what Rayson makes.

01

The maker writes the specification

The system is specified by the company that makes the material, and installed by an independent applicator Rayson has authorised, not chosen from whatever a supplier had on the shelf that week.

02

A data sheet for every layer

Every Rayson material on your floor or roof has a published technical data sheet. You can read what went in, and so can your consultant.

03

Two warranties, two companies

Rayson warrants the material as its maker. The authorised applicator, an independent company that contracts with you, warrants the workmanship. Each warranty is issued by the company responsible for it.

04

Same materials on both sides of the Causeway

The products, data sheets and application methods are the ones Rayson publishes in Singapore. Nothing is rebadged for Malaysia.

05

Materials direct, for your own crew

Contractors and facility teams buy the same materials direct from the maker, with application guidance. The applicator is there when you want the job done for you.

The practical details

Questions people ask

Do you supply terrazzo tiles?

No. The IFS terrazzo in this range is poured in place, which is how it avoids grout lines. If you are laying terrazzo tiles, Rayson SealForce WB20 is made for the waterproofing under tiles in wet areas, and SealForce RW1 for the cement layers, tile bedding and grout; ask when you enquire.

Who installs it in KL, Selangor and Penang?

An independent, Rayson-authorised applicator in your area: Kuala Lumpur and the Klang Valley, including Petaling Jaya, Shah Alam and Subang Jaya, or Penang, island and mainland. It inspects, quotes, contracts with you and warrants the workmanship; Rayson is not the installer. Elsewhere in Selangor is confirmed per enquiry, and Johor has its own page.

Whose product is the terrazzo?

IFS Japanese terrazzo comes from Industrial Floor & Systems Pte. Ltd (IFS), a collection of terrazzo products made in Japan, and carries IFS’s own terms. The Rayson layers in the base have published data sheets, and the combined build-up is confirmed on a sample board before your job.

How long does a poured terrazzo floor take?

It depends on the area and the base: the base is prepared and cures, the terrazzo is poured and cures, then it is ground and polished in stages. The applicator sets out the programme in the quotation.

Who gives the warranty?

Three parties, each for its own part: Rayson for its layers as their maker, IFS’s terms for the terrazzo, and the Rayson-authorised applicator for the workmanship. All three are written into the quotation.
