Ceiling leak repair in Johor Bahru: the cause first, then the right fix

Ceiling leak repair in Johor Bahru: the stain traced to the toilet, roof, pipe or wall above, then the source fixed by a Rayson-authorised applicator.

We reply within one working day, Monday to Friday.

Also in Kuala Lumpur and the Klang Valley, and Penang, through authorised applicators there.

What does ceiling leak repair involve?

Ceiling leak repair means fixing the source above, not the ceiling. The water comes from the toilet or balcony above, the roof, a leaking pipe or an outside wall. The Rayson-authorised applicator confirms which, repairs and tests it, and makes good the ceiling only once it has stayed dry.

Before you choose

How is the cause confirmed?

Where the stain is and when it grows narrow it down; a moisture reading and a look at the floor, roof or wall above confirm it. Nothing is opened until the cause is clear.

For a toilet above, a controlled water test on its floor shows whether the ceiling darkens. For a roof, the outlets, parapets and membrane are checked after rain.

The leak is from my upstairs neighbour’s toilet. Who repairs it?

The waterproofing has to be redone in the toilet above, so the owner of that unit arranges and pays for the repair in most cases. The applicator can inspect both units and put the cause in writing for the two owners or the management.

In a strata building the management office can help arrange access, and the applicator’s written finding helps the owners agree on the repair.

Can you just paint over the stain?

Paint hides it until the next rain or shower. Repair the source first; the applicator repaints the ceiling once it has stayed dry.

Stain-blocking paint is the last step, once the source is fixed and the ceiling has stayed dry through a few rains or showers.

How quickly can someone come?

Send the three photos on WhatsApp first; the applicator books an inspection in Johor Bahru and the surrounding towns within days, sooner for an active drip.

For an active drip, put a container under it and switch off any light fitting near the wet patch until the inspection.

A first guide. The applicator confirms the cause on site before anything is opened.

What you see

The signs

  • A yellow or brown stain that grows after rain or after showers
  • A drip that is steady day and night
  • Paint bubbling or plaster falling from the ceiling
  • A patch spreading from the corner nearest an outside wall
Why it happens

The usual causes

  • Failed waterproofing under the toilet or bathroom above
  • An aged roof membrane or undetailed parapet and outlet
  • A leaking pipe, or rain through an external wall
How the job runs

From three photos to a finished job

  1. Read the stain and confirm on site

Where it is and when it grows narrows the cause; a moisture reading and a look above confirm it.

  2. Fix the source, not the ceiling

Toilet: strip and re-waterproof the floor above with WB20. Roof: membrane over the roof. Pipe: plumber first. Wall: external membrane or render treatment.

  3. Test before closing up

Flood test or rain check, then the ceiling is made good only once it has stayed dry.

What to send

Three photos are enough for a first quotation

  1. The stain or drip, close
  2. The whole ceiling and the room, wide
  3. What is directly above: toilet, roof, balcony or pipe run

What it costs

What does ceiling leak repair cost in Johor Bahru?

Quoted after the cause is confirmed, because the repair is a different job each time. Five things decide it: the source (toilet, roof, pipe or wall), the area to waterproof, the tiles or roof finishes to lift and replace, access, and making good the ceiling. Making good the ceiling itself is a small part; the waterproofing above or the roof is the real work. Rayson publishes no price list.

Who stands behind the job

  • Rayson-authorised applicator, Johor an independent company authorised by Rayson, contracts with you, inspects, quotes, installs and warrants the workmanship.

The Rayson difference

An installer buys whatever is on the shelf. A Rayson-authorised applicator installs what Rayson makes.

01

The maker writes the specification

The system is specified by the company that makes the material, and installed by an independent applicator Rayson has authorised, not chosen from whatever a supplier had on the shelf that week.

02

A data sheet for every layer

Every Rayson material on your floor or roof has a published technical data sheet. You can read what went in, and so can your consultant.

03

Two warranties, two companies

Rayson warrants the material as its maker. The authorised applicator, an independent company that contracts with you, warrants the workmanship. Each warranty is issued by the company responsible for it.

04

Same materials on both sides of the Causeway

The products, data sheets and application methods are the ones Rayson publishes in Singapore. Nothing is rebadged for Malaysia.

05

Materials direct, for your own crew

Contractors and facility teams buy the same materials direct from the maker, with application guidance. The applicator is there when you want the job done for you.

The practical details

Questions people ask

Is a sagging, wet ceiling dangerous?

It can be: a plasterboard or gypsum ceiling that bulges with water can give way. Keep people and furniture clear, switch off the lights in that room and send a photo straight away.

Do I need to move out?

Rarely. A toilet repair takes that toilet out of use for about a week; a roof repair is done from outside. The applicator explains the disruption at the inspection.

Who gives the warranty?

Rayson warrants the membrane or additive used as its maker; the Rayson-authorised applicator warrants the workmanship. Both are written into the quotation.
