Why does my roof leak only in heavy afternoon storms?

Because a heavy storm drives rain sideways into laps, flashings and cracks, and ponds on a flat roof faster than it drains. A light shower runs off; a storm finds the weak point. The fix is the cause, then a seamless Rayson membrane over the whole roof.

Before you choose

Who repairs a leaking roof in a condo or apartment?

In a strata building the roof is common property, so the management body, the JMB or MC, is responsible for repairing it. Report the leak to the management office in writing, with photos of the ceiling; in a landed home or a shophouse, the owner arranges the repair.

The applicator can quote the management body for a whole roof, or a section over the units that leak, and plans the work with the office: access, working hours, lift and roof-door keys, and protection of the common areas.

Why do Klang Valley roofs leak most from April to May and from October to November?

Those are the inter-monsoon months, when weak, shifting winds feed afternoon thunderstorms over the Klang Valley; MetMalaysia issues warnings when rain is expected to exceed 20 mm an hour. A roof that copes with a shower fails in an hour of that.

Membranes need dry weather to go on, so the applicator plans the work for dry spells and mornings: SealForce AC10 must stay dry until each coat has dried, and RC40 resists early rain three hours after it goes down.

My factory’s metal roof leaks at the laps and screws. What fixes it?

The laps, screw holes, gutters and roof lights are where metal roofs in Shah Alam, Klang and Port Klang leak. The applicator cleans and primes the metal against corrosion, beds fleece into the first coat of SealForce AC10 along the laps and around the fixings, and coats the whole sheet run.

Gutters and outlets are detailed first, and the roof is worked in sections so production carries on below. Flat concrete roofs over plant rooms take SealForce RC40 over the primer its data sheet names.

The ceiling leaks under the bathroom above, not under the roof. What then?

Then it is not a roof job. A stain that grows after rain points to the roof; one that drips in dry weather points to a pipe, or to the bathroom above. In a condo, a leak between units starts with a written notice to the management body, which inspects within seven days.

Who does the job in KL and Selangor?

Can you work on a condo roof?

Yes, for the management body, which is responsible for the roof as common property. The applicator quotes the JMB or MC and follows the building’s rules for access, working hours and safety on the roof.

Can a roof be waterproofed in the rainy season?

Yes, between storms. The applicator watches the forecast and works dry mornings: AC10 must stay dry until each coat has dried, and RC40 resists early rain three hours after it goes down. A temporary repair can stop the worst of a leak until a dry spell.

Who gives the warranty?
