What is an epoxy flake floor?

An epoxy flake floor is an epoxy coat with coloured flakes, or chips, broadcast into it and sealed under a clear coat: a seamless, speckled surface with more grip than plain gloss epoxy. In KL, Selangor and Penang, Rayson-authorised applicators lay IFS Epoxy Flake Lining over Rayson PrimeBond E20.

Before you choose

Epoxy flake or metallic: which suits my room?

Flake for floors that work hard: garages, kitchens, utility rooms, bathrooms and shops, where the speckle hides dust and the texture grips. Metallic for floors that are looked at: living rooms, showrooms, cafés and feature floors, where the flowing, liquid look is the point.

Both are IFS finishes over the same Rayson base, so the choice can change from room to room, and a sample board in your own light settles it.

Is an epoxy flake coating waterproofing for a bathroom?

No. As a finish on bathroom floors and walls it can work, and IFS’s own photos show it there, but a flake coat over a leaking floor still leaks. The waterproofing under the floor is checked first, and where it has failed, the bathroom is waterproofed before any finish.

Some installers sell flake epoxy as toilet waterproofing. Rayson’s position as the maker is plain: waterproofing is a membrane such as SealForce WB20, laid on the screed under the tiles and ponding-tested; flake lining is the surface you see.

Can epoxy flake or metallic epoxy go over tiles?

Over tiles that are firmly bonded, yes: the applicator taps every tile, takes out hollow ones, fills the grout lines so the grid does not show through, and primes with a bonding primer before the IFS finish.

Floor traps, door clearances and the edge against the next room are checked at the site visit. Tiles that are loose, or that sit on a floor that is still leaking, are dealt with first.

Does it scratch, turn yellow or get slippery?

Any epoxy floor scratches under grit and dragged furniture, and epoxy can yellow where strong sun falls on it. Gloss metallic is slippery when wet; IFS metallic finishes also come matte or velvety, and flake lining is slip-resistant.

Felt pads and a mat at the door keep scratches down. Where daylight reaches the floor, the applicator specifies the clear coat the IFS system calls for there, which is why a car porch open to the sky is discussed at the enquiry first.

A first guide. The applicator confirms the right finish for your room on site.

What you see

The signs

  • A garage, kitchen or utility floor that should look good and still mop clean
  • A living room, showroom or café floor you want seamless and eye-catching
  • Tiles or an old coating you would rather cover than hack
  • A bathroom offered as “waterproofed with flake”, which needs its membrane checked first
Why it happens

The usual causes

  • Flake sold as waterproofing over a bathroom that still leaks
  • A coat laid over a damp or dusty slab that later bubbles or peels
  • A colour chosen from a photo, not on a sample in the room’s own light
How the job runs

From three photos to a finished job

  1. Sample first

Flake blend or metallic effect, colour and sheen chosen on a sample board, in the light of your room.

  2. Prepare and prime

Grinding, crack and joint repair and a moisture check, then Rayson PrimeBond E20; on tiles, grout lines filled and a bonding primer.

  3. Lay the IFS finish

The base coat, then the flakes broadcast or the metallic worked by hand, then the clear coat the IFS system specifies.

  4. Cure and hand over

Walking, furniture and cars follow the cure times on the data sheets; cleaning is explained at handover.

What to send

Three photos are enough for a first quotation

  1. The floor, wide
  2. The surface close: tile, concrete or old coating
  3. The room it is for, and a photo of the look you want

What it costs

What does an epoxy flake or metallic floor cost in Malaysia?

Per square foot, quoted after inspection by the applicator for your area. Five things decide it: the area, the state of the floor (grinding, cracks and moisture), tiles to fill and prime, flake or metallic and the pattern, and the clear coat where daylight falls. Repairs to the floor are priced as their own step. Rayson publishes no price list.

Who stands behind the job

  • Rayson makes the materials, writes the specification and warrants the material.
  • The Rayson-authorised applicator for your area an independent company authorised by Rayson, contracts with you, inspects, quotes, installs and warrants the workmanship.
  • Rayson is not the installer and is not a party to the installation contract. Two warranties, two companies.
  • IFS supplies the decorative finish under its own terms; the combined build-up is confirmed on a sample board first. About the partner range

The Rayson difference

An installer buys whatever is on the shelf. A Rayson-authorised applicator installs what Rayson makes.

01

The maker writes the specification

The system is specified by the company that makes the material, and installed by an independent applicator Rayson has authorised, not chosen from whatever a supplier had on the shelf that week.

02

A data sheet for every layer

Every Rayson material on your floor or roof has a published technical data sheet. You can read what went in, and so can your consultant.

03

Two warranties, two companies

Rayson warrants the material as its maker. The authorised applicator, an independent company that contracts with you, warrants the workmanship. Each warranty is issued by the company responsible for it.

04

Same materials on both sides of the Causeway

The products, data sheets and application methods are the ones Rayson publishes in Singapore. Nothing is rebadged for Malaysia.

05

Materials direct, for your own crew

Contractors and facility teams buy the same materials direct from the maker, with application guidance. The applicator is there when you want the job done for you.

The practical details

Questions people ask

Who installs it in KL, Selangor and Penang?

An independent, Rayson-authorised applicator in your area: Kuala Lumpur and the Klang Valley, including Petaling Jaya, Shah Alam and Subang Jaya, or Penang, island and mainland. It inspects, quotes, contracts with you and warrants the workmanship; Rayson is not the installer. Elsewhere in Selangor is confirmed per enquiry, and Johor has its own page.

Is epoxy flake the same as a factory epoxy floor?

No. Factory and warehouse floors take Rayson’s own industrial systems, such as FloorGuard R50 or LevelShield SL120, specified for forklifts and chemicals. Epoxy Flake Lining and Metallic Epoxy are IFS decorative finishes for homes, shops and showrooms.

Whose products are they?

Epoxy Flake Lining and Metallic Epoxy are IFS products (Industrial Floor & Systems Pte. Ltd) and carry IFS’s own terms. The primer under them is Rayson PrimeBond E20, with a published data sheet, and the combined build-up is confirmed on a sample board before your job.

When can I use the floor?

The whole job takes several working days, because the primer, the base coat, the flake or metallic coat and the clear coat each cure in turn. Walking, furniture and cars follow the cure times on the data sheets, which the applicator sets out in the quotation.

Who gives the warranty?

Three parties, each for its own part: Rayson for its layers as their maker, IFS’s terms for the flake or metallic finish, and the Rayson-authorised applicator for the workmanship. All three are written into the quotation.
