Factory and warehouse roof waterproofing in Johor

Industrial roof waterproofing in Johor: metal and concrete factory and warehouse roofs sealed at laps, gutters and fixings, by an authorised applicator.

We reply within one working day, Monday to Friday.

Also in Kuala Lumpur and the Klang Valley, and Penang, through authorised applicators there.

What is industrial roof waterproofing?

Industrial roof waterproofing seals a factory or warehouse roof at its laps, fixings, gutters and penetrations, then covers the whole roof with a membrane: SealForce RC40 polyurea on exposed concrete, SealForce AC10 acrylic on metal and free-draining roofs. It is done in sections so production continues.

Before you choose

Can the work be done without stopping production?

Usually, yes. The roof is coated in sections, details first, with the sequence agreed with the plant manager; only work directly over sensitive processes needs a pause.

Work over sensitive areas is planned for a shutdown or a weekend, and the section sequence is agreed in writing before the job starts.

Why does a metal roof leak at the laps and fixings?

The sheets expand in the sun and contract at night, every day. Over the years that movement loosens fixings, opens laps and cracks old sealant, so water gets in at the joints long before the sheets themselves fail.

That is why the details come first: laps, fixings, gutters, skylights and penetrations are cleaned, primed and reinforced before the field coat goes on.

Concrete or metal: which membrane?

Exposed concrete roofs that pond or carry foot traffic take SealForce RC40 polyurea. Metal and free-draining roofs take SealForce AC10 acrylic, over an anti-corrosion primer on metal and SealForce AP05 on concrete. Both go on at the data sheet thickness.

Rust is treated before a metal roof is primed. A roof with plant or regular foot traffic is an RC40 roof, whatever it is made of.

What goes in the submission?

The technical data sheet of each product, the application method, the film-thickness records and the material warranty, all from the maker.

Consultants and facility managers get the documents before work starts, so the specification can be checked against the roof survey.

What you see

The signs

  • Drips over the production floor or racking after heavy rain
  • Rust bleeding at the laps and fixings of a metal roof
  • Ponding on a flat concrete roof a day after rain
  • Overflowing or corroded gutters
Why it happens

The usual causes

  • Metal roof laps and fixings opened by thermal movement
  • An old membrane or coating cracked by sun and heat
  • Gutters and penetrations never detailed, or blocked
How the job runs

From three photos to a finished job

  1. Survey and programme

The roof is surveyed, the leaks mapped, and the work split into sections so the plant keeps running.

  2. Details first

Laps, fixings, gutters, skylights and penetrations cleaned, primed and reinforced before the field coat.

  3. Membrane by roof type

RC40 polyurea on exposed concrete; AC10 acrylic on metal and free-draining roofs, over an anti-corrosion primer on metal and AP05 on concrete; applied to the data sheet thickness.

  4. Handover with records

Film thickness checks and a rain check, with the data sheets and the warranty in the handover file.

What to send

Three photos are enough for a first quotation

  1. The roof from above or a drone shot, wide
  2. A lap, gutter or penetration that leaks, close
  3. Roof type, area and whether production can pause

What it costs

What does industrial roof waterproofing cost in Johor?

Per square foot, quoted after a roof survey. Five things decide it: the roof area and type, the laps, fixings, gutters and penetrations to detail, rust treatment on a metal roof, access and safety equipment, and the section programme around production. Detailing is most of the labour on a metal roof; on a concrete roof the membrane area is. Rayson publishes no price list; the quotation states the programme and the sections.

The Rayson difference

An installer buys whatever is on the shelf. A Rayson-authorised applicator installs what Rayson makes.

01

The maker writes the specification

The system is specified by the company that makes the material, and installed by an independent applicator Rayson has authorised, not chosen from whatever a supplier had on the shelf that week.

02

A data sheet for every layer

Every Rayson material on your floor or roof has a published technical data sheet. You can read what went in, and so can your consultant.

03

Two warranties, two companies

Rayson warrants the material as its maker. The authorised applicator, an independent company that contracts with you, warrants the workmanship. Each warranty is issued by the company responsible for it.

04

Same materials on both sides of the Causeway

The products, data sheets and application methods are the ones Rayson publishes in Singapore. Nothing is rebadged for Malaysia.

05

Materials direct, for your own crew

Contractors and facility teams buy the same materials direct from the maker, with application guidance. The applicator is there when you want the job done for you.

The practical details

Questions people ask

Does a white roof membrane keep the building cooler?

In white, SealForce RC40 reflects much of the sun’s heat, which keeps the roof slab and the space below cooler than a dark roof. The data sheet gives the reflectance figures.

Do you supply for our own maintenance crew?

Yes. Rayson sells the membranes and primers direct to contractors and facility teams, with the data sheets and application guidance; the Rayson-authorised applicator is there when you want the job done for you.

Who gives the warranty?

Rayson warrants the membrane as its maker; the Rayson-authorised applicator warrants its workmanship. Both are written into the quotation.
