What is polyurea waterproofing?

Polyurea waterproofing is a two-part liquid membrane that cures into a tough, elastic, seamless film. Rayson makes it rolled on cold, SealForce RC40 for exposed roofs and RC30 for decks and wet areas, and hot-sprayed, SealForce SP200 and the potable-grade SP210 for tanks and containment.

Before you choose

Which polyurea for which job?

An exposed flat roof that ponds or is walked on: SealForce RC40, UV-stable and walkable. A deck, podium, planter or car park deck under tiles or a wearing layer: SealForce RC30. A water tank, effluent pit, bund or below-grade structure: SealForce SP200 sprayed, or SP210 where the water is for drinking.

The rolled membranes go on by roller or brush at the data-sheet build, RC40 at 1 to 1.2 kg/m² over two layers and RC30 at 1.5 to 1.8 kg/m² in two coats. The sprayed ones build 1.5 mm and more, 2.5 to 3.0 mm in water-retaining structures for SP200, and are walkable within minutes.

Polyurea or polyurethane: what is the difference?

Both are elastic liquid membranes; polyurea is the fast-curing one. Sprayed SealForce SP200 gels in 5 to 10 seconds, is walkable in about two minutes and takes light traffic in 15 to 20 minutes, and rolled RC30 cures in 4 to 6 hours. That speed is why polyurea suits tanks, decks and roofs that cannot stay out of service for long.

Rayson’s polyurethanes, the UraForce range, are floor coatings rather than waterproofing membranes, and the PU flooring page sets them out. Under the tiles of a toilet, the simpler membrane is the one-part, water-based SealForce WB20.

Can polyurea line a drinking-water tank?

Yes: SealForce SP210 is the potable grade, certified for contact with drinking water (WRAS, to BS 6920), sprayed as a seamless lining on concrete and steel tanks and reservoirs and walkable about ten minutes after spraying. The tank is filled only after the longer cure the certificate requires, which its data sheet sets out.

The certificate and the data sheet go into the submission to your water operator or consultant before the lining is specified. SP200 is the general-purpose sprayed membrane for waste water, containment and below-grade work.

Who sprays it, and can we order it ourselves?

RC40 and RC30 are rolled on, so the Rayson-authorised applicator for your area inspects, quotes per square foot and applies them, or your own contractor orders them direct. SP200 and SP210 are hot-sprayed with heated, high-pressure plural-component equipment, so only specialist spray applicators apply them: the enquiry confirms the applicator for your site, and spray contractors can order the material direct.

Every polyurea goes on over the primer its own data sheet names for the surface, never the SealForce AP05 acrylic primer, which is only for the AC10 roof system. Concrete is prepared to sound, and for the sprayed systems abrasive-blasted, with blowholes filled; steel is grit-blasted and coated before flash rust returns.

From the data sheets. The specification confirms the membrane, primer and build for your structure.

Where it suits

Where it is used

  • A flat roof that ponds, or that people walk on
  • A podium, deck or planter that leaks into the floor below
  • A car park top deck that leaks onto the cars beneath
  • A concrete water tank leaking from its walls or floor
  • Effluent pits, waste-water tanks and chemical bunds
  • A large roof that has to be back in service quickly
Where it goes wrong

Why these jobs fail

  • A polyurea laid over a primer that is not its own, so it lifts
  • Sprayed on a damp surface, or below the dew point, so it blisters
  • Concrete not blasted or its blowholes left open, so pinholes come through
  • A cement-based coat in a tank, deck or planter that moves and cracks
  • Detail strips skipped at outlets, joints and penetrations, where water gets in first
How the membrane goes on

From the bare surface to a watertight finish

  1. Survey and trace

Where the water enters, what the structure holds or carries, the substrate and its strength (RC30 asks for at least 25 N/mm² compressive and 1.5 N/mm² pull-off), and how long it can be out of service.

  2. Prepare and prime

Concrete ground or blasted to sound, cracks and spalls repaired, blowholes filled; steel grit-blasted. Then the primer each membrane’s data sheet names for the surface.

  3. Detail, then the membrane

Outlets, joints, corners and penetrations reinforced first; then RC40 or RC30 rolled on at the data-sheet build, or SP200 or SP210 sprayed to the specified thickness, within the temperature and humidity limits.

  4. Test and return to service

Flood test or rain check on roofs and decks; thickness records for sprayed linings; a tank goes back into service, and a drinking-water tank is filled, only after the cure its data sheet sets.

What to send

Three details are enough for a system recommendation

  1. The structure, wide: roof, deck, planter, car park deck or tank
  2. Where the water comes in, or the worst patch, close
  3. The area in m² or sq ft, what the structure holds or carries, and the town

What it costs

What does polyurea waterproofing cost in Malaysia?

Rolled on by a Rayson-authorised applicator, polyurea waterproofing is quoted per square foot after inspection; sprayed linings are quoted per project by the spray applicator. Five things decide it: the area, the preparation (grinding or blasting, repairs, blowholes), the membrane and its build, the details at outlets, joints and penetrations, and access and the time the structure can be out of service. Material ordered direct is quoted per order. Rayson publishes no price list.

Who stands behind the job

  • Rayson makes the materials, writes the specification and warrants the material. It supplies them direct in Malaysia through Epovex Coatings Sdn. Bhd., with the data sheets; supply and delivery are confirmed for each order.
  • The Rayson-authorised applicator for your area an independent company authorised by Rayson, contracts with you, inspects, quotes, applies the rolled membranes and warrants the workmanship; sprayed linings are applied by a specialist spray applicator. Or your own contractor orders the material and applies it to the data sheet.
  • Rayson is not the installer and is not a party to the installation contract. Two warranties, two companies.

The Rayson difference

An installer buys whatever is on the shelf. A Rayson-authorised applicator installs what Rayson makes.

01

The maker writes the specification

The system is specified by the company that makes the material, and installed by an independent applicator Rayson has authorised, not chosen from whatever a supplier had on the shelf that week.

02

A data sheet for every layer

Every Rayson material on your floor or roof has a published technical data sheet. You can read what went in, and so can your consultant.

03

Two warranties, two companies

Rayson warrants the material as its maker. The authorised applicator, an independent company that contracts with you, warrants the workmanship. Each warranty is issued by the company responsible for it.

04

Same materials on both sides of the Causeway

The products, data sheets and application methods are the ones Rayson publishes in Singapore. Nothing is rebadged for Malaysia.

05

Materials direct, for your own crew

Contractors and facility teams buy the same materials direct from the maker, with application guidance. The applicator is there when you want the job done for you.

The practical details

Questions people ask

Is polyurea better than an acrylic roof coating?

For a roof that ponds or is walked on, yes: SealForce AC10 acrylic is made for roofs that drain freely and are not walked on, and its data sheet rules out long-term ponding. Where a roof drains well and nobody walks on it, AC10 over AP05 primer is the economical membrane.

Can polyurea go over our old membrane?

Often, over a sound one: RC40 lists bitumen, PVC and TPO single-ply and old liquid membranes among its substrates, and RC30 lists asphaltic membranes. A loose or blistered membrane comes off first, and a trial area confirms the bond.

Does a sprayed polyurea change colour?

SealForce SP200 is an aromatic polyurea and can discolour under prolonged UV; its data sheet says this is cosmetic and does not affect the waterproofing. Where appearance matters on an exposed roof, the specification names a UV-stable topcoat, or the roof takes RC40, which is aliphatic and UV-stable.

My water tank is leaking: can polyurea fix it?

A concrete or steel tank, yes: it is drained, cleaned and blasted, the cracks and blowholes repaired, then SealForce SP210, certified for contact with drinking water (WRAS, to BS 6920), is sprayed as a seamless lining for drinking water, or SP200 for other water, and the tank is filled after the cure its data sheet sets. A plastic or polyethylene household tank is not a job for a membrane; it is replaced. The applicator looks at the tank, and at whether the leak is a pipe or a fitting, before anything is quoted.

Can a cement waterproofing do the same job in a tank?

Not as a lining. Rayson SealForce RW1 waterproofs the cement render or screed it is mixed into, and its data sheet rules out water-retaining structures and permanent immersion. Tanks, pits and reservoirs take a seamless polyurea lining instead.

Who gives the warranty?

Rayson warrants the membrane as its maker when it is applied to the data sheet; the applicator, the Rayson-authorised applicator or the specialist spray applicator, warrants its workmanship, and both are written into the quotation. A membrane applied by your own contractor carries that contractor’s workmanship terms.
