Factory and warehouse epoxy flooring in Johor, specified by the maker

Industrial epoxy flooring in Johor: factory and warehouse floors specified by Rayson as the maker, PU-cement for washdown, laid by an authorised applicator.

We reply within one working day, Monday to Friday.

Also in Kuala Lumpur and the Klang Valley, and Penang, through authorised applicators there.

What is industrial epoxy flooring?

Industrial epoxy flooring is a resin system bonded to a ground concrete slab and built to the traffic. For Johor factories Rayson specifies PrimeBond E20 primer under LevelShield SL120 self-levelling epoxy or FloorGuard R50 roller coats, and PurScreed PC70 polyurethane-cement where there is hot washdown.

Before you choose

Why do factory floors peel?

Usually because the slab was not ready: laitance left on the surface, moisture rising through it, or a coating too thin for the forklifts. The coating comes away with the weak top layer, so preparation, not the resin, decides how long the floor lasts.

That is why the survey includes a moisture test and a bond test, and why the specification names the grinding and the repairs before any resin goes down.

Epoxy or PU-cement for our plant?

Dry stores, assembly and warehouses: epoxy, roller-applied or self-levelling. Food, beverage and chemical plants with hot washdown, steam or spillage: PurScreed PC70 polyurethane-cement, which takes the heat and the chemicals an epoxy cannot.

Where only part of the plant has washdown or heat, the two can sit side by side: PC70 in the wet process area, epoxy in the dry stores, with the junction between them detailed.

Self-levelling or roller-applied?

LevelShield SL120 self-levelling epoxy suits forklift aisles and production floors that take wheels and impact. FloorGuard R50 roller coats suit storage halls, workshops and ramps under normal to medium wear. The traffic, not the price, decides which.

Both go over PrimeBond E20 on a ground, repaired slab. R50 can also be broadcast with aggregate for a slip-resistant texture on ramps and wet zones.

How long until forklifts can run?

Foot traffic is typically possible the next day; forklifts and full chemical exposure wait for full cure, usually several days depending on the product and the temperature. The data sheets state the figures and the quotation plans the sections around them.

LevelShield SL120, for example, takes foot traffic after about 18 hours and is fully cured in about five days at 30 °C; at 20 °C it needs 24 hours and seven days.

A first guide. Rayson confirms the system for your traffic and chemicals in the specification.

What you see

The signs

  • Dust and a crumbling surface where forklifts turn
  • Old coating peeling in sheets or flaking at joints
  • Stains and etching from oils or chemicals
  • Cracks and spalls at loading bays and doorways
Why it happens

The usual causes

  • Slab moisture or laitance never dealt with before coating
  • A system specified by price rather than by traffic
  • The wrong chemistry for the spillage and the cleaning regime
How the job runs

From three photos to a finished job

  1. Survey the slab and the traffic

Moisture test, bond test and a look at what runs on the floor and what is spilled on it.

  2. Specification from the maker

System, thickness, preparation and the data sheets, in writing, with the programme split into sections.

  3. Grind, prime, build up

Diamond grinding, crack and joint repair, E20 primer, then the body coat and finish at the data sheet thickness.

  4. Cure, test, hand over

Foot traffic next day, forklifts after cure; thickness records and data sheets in the handover file.

What to send

Three photos are enough for a first quotation

  1. The whole floor, wide
  2. The worst patch and a joint or doorway, close
  3. Area in sq ft, the traffic, and when the area can be closed

What it costs

What does factory epoxy flooring cost in Johor?

Per square foot, quoted after a slab survey. Five things decide it: the area, the state of the slab (grinding, cracks, joints and moisture), the system and thickness for the traffic, the chemicals and washdown, and the section programme around your operation. Preparation drives the cost on an old floor; thickness and system drive it on a new one. Rayson publishes no price list; contractors with their own crews can buy the systems direct.

  • Rayson-authorised applicator, Johor an independent company authorised by Rayson, contracts with you, inspects, quotes, installs and warrants the workmanship.

The Rayson difference

An installer buys whatever is on the shelf. A Rayson-authorised applicator installs what Rayson makes.

01

The maker writes the specification

The system is specified by the company that makes the material, and installed by an independent applicator Rayson has authorised, not chosen from whatever a supplier had on the shelf that week.

02

A data sheet for every layer

Every Rayson material on your floor or roof has a published technical data sheet. You can read what went in, and so can your consultant.

03

Two warranties, two companies

Rayson warrants the material as its maker. The authorised applicator, an independent company that contracts with you, warrants the workmanship. Each warranty is issued by the company responsible for it.

04

Same materials on both sides of the Causeway

The products, data sheets and application methods are the ones Rayson publishes in Singapore. Nothing is rebadged for Malaysia.

05

Materials direct, for your own crew

Contractors and facility teams buy the same materials direct from the maker, with application guidance. The applicator is there when you want the job done for you.

Questions people ask

Can you coat over our old epoxy floor?

Over a sound, well-bonded one, after grinding and a bond test, yes. Where the old coating is peeling or attacked by chemicals, it is ground off first, because the new system is only as good as what it sticks to.

Can our own contractor install Rayson systems?

Yes. Rayson sells the materials direct with the data sheets and application guidance; the Rayson-authorised applicator is there when you want the job done for you.

Who gives the warranty?

Rayson warrants the materials as their maker; the Rayson-authorised applicator warrants its workmanship. Both are written into the quotation.
