What is a polished concrete overlay?

A polished concrete overlay is a thin layer of coloured concrete laid over an existing floor or wall and finished to look like polished concrete, without breaking out the old floor. IFS describes its overlay as 6 mm thick; in Johor Bahru it is laid by a Rayson-authorised applicator.

Before you choose

How thick is a polished concrete overlay?

IFS describes its overlay as 6 mm thick. That is thin enough to go over an existing floor or wall, but door clearances, thresholds and floor traps are still checked at the site visit.

Where the overlay meets another floor, the edge detail is agreed before the job, and the build-up over your floor is confirmed on a sample board first.

Is it the same as simen kilat?

It gives a similar look. Simen kilat is a cement screed trowelled smooth on site; the overlay is a thin, coloured concrete system laid over the floor you already have, so nothing needs breaking out.

Simen kilat needs a new screed and tends to crack finely as it cures; IFS applies its overlay in four steps over a prepared base, with the colour and aggregate chosen on a sample.

Does a concrete overlay crack?

An overlay follows the floor under it: cracks or hollow spots in the base come through. The applicator taps and repairs the base first, and movement joints in the slab are carried through the overlay rather than covered.

Moisture is checked too, because a damp slab is a common cause of an overlay failing; the build-up is confirmed on a sample board before the job.

Can a concrete overlay go in a bathroom?

An overlay is a finish, not a waterproofing membrane. Where a wet area is involved, the applicator confirms on site whether a Rayson SealForce WB20 membrane goes underneath first, and the build-up is proven on a sample board.

Shower floors also need a fall to the drain and a sealed surface; the applicator says which rooms suit the overlay and which suit microcement or tiles better.

What you see

The signs

  • Tiles or a worn floor you want to change without hacking
  • A café, shop or showroom that wants the raw concrete look
  • A feature wall or staircase in the same finish as the floor
  • The simen kilat look without pouring a new screed
Why it happens

The usual causes

  • A cracked or hollow base that shows through the overlay
  • An overlay laid on a damp slab without a moisture check
  • A colour chosen on a screen instead of on a sample in the room
How the job runs

From three photos to a finished job

  1. Sample first

Colour and texture chosen on a sample board, and the build-up over your floor confirmed on it.

  2. Check and prepare the base

Tiles tapped for bond, cracks and hollow spots repaired, moisture checked, and PrimeBond E20 where the system calls for it.

  3. Lay the IFS overlay

The IFS overlay applied in its four steps to the specified thickness, then finished as the system specifies.

  4. Cure and hand over

Kept off until cured; the cleaning and care regime is explained at handover.

What to send

Three photos are enough for a first quotation

  1. The floor or wall, wide
  2. The surface close: tile, concrete or screed
  3. A reference photo of the look you want

What it costs

What does a polished concrete overlay cost in Johor Bahru?

Per square foot, quoted after inspection. Five things decide it: the area, the floor underneath (tiles, concrete or screed) and its repairs, walls and stairs against open floor, the colour and aggregate chosen, and whether a wet area needs a membrane first. Rayson publishes no price list.

The Rayson difference

An installer buys whatever is on the shelf. A Rayson-authorised applicator installs what Rayson makes.

01

The maker writes the specification

The system is specified by the company that makes the material, and installed by an independent applicator Rayson has authorised, not chosen from whatever a supplier had on the shelf that week.

02

A data sheet for every layer

Every Rayson material on your floor or roof has a published technical data sheet. You can read what went in, and so can your consultant.

03

Two warranties, two companies

Rayson warrants the material as its maker. The authorised applicator, an independent company that contracts with you, warrants the workmanship. Each warranty is issued by the company responsible for it.

04

Same materials on both sides of the Causeway

The products, data sheets and application methods are the ones Rayson publishes in Singapore. Nothing is rebadged for Malaysia.

05

Materials direct, for your own crew

Contractors and facility teams buy the same materials direct from the maker, with application guidance. The applicator is there when you want the job done for you.

The practical details

Questions people ask

Can it go on walls and stairs?

IFS makes its overlay for walls as well as floors. Stairs are checked for their edges and grip at the site visit, and the finish for each is confirmed on a sample board.

How long does a concrete overlay take?

Several working days: repairs to the base and any primer, the overlay’s four steps, then the cure before the room is used. The applicator sets out the programme in the quotation.

Who gives the warranty?

IFS’s terms cover the overlay; Rayson warrants the Rayson layers under it; the Rayson-authorised applicator warrants the workmanship. All are written into the quotation.
