Epoxy flooring for homes in Johor Bahru

Home epoxy flooring in Johor Bahru for car porches, garages, kitchens and living rooms, on Rayson primer and epoxy, by an authorised applicator.

We reply within one working day, Monday to Friday.

Also in Kuala Lumpur and the Klang Valley, and Penang, through authorised applicators there.

Is epoxy good for a house floor?

For car porches, garages, kitchens and utility rooms, yes: a primed epoxy floor is seamless, mops clean and resists oil and stains. It is slippery when wet unless it is textured, and it is only as good as the floor underneath, so the applicator checks moisture and bonding first.

Before you choose

Can epoxy go over my existing tiles?

Only over tiles that are firmly bonded, after keying and a bonding primer. A hollow tile takes the new floor with it, so the applicator taps every tile first.

The grout lines are filled so they do not show through as a grid, and door clearances are checked, though the build-up is thin.

Will an epoxy porch turn yellow in the sun?

Epoxy on its own yellows in daylight. A porch or a sunny room therefore gets a UraForce WB58 polyurethane topcoat, which is aliphatic and non-yellowing, so the colour lasts.

Under the topcoat, FloorGuard R50 epoxy gives the body and the colour, on PrimeBond E20 primer.

Will it be slippery when wet?

A smooth gloss floor is slippery wet. For porches, kitchens and bathrooms the applicator adds an anti-slip texture to the finish; GripSafe AP12 does it in one product on concrete.

Indoors a smooth finish is easiest to mop; the texture goes where rain and wet feet come in.

Is a metallic floor a Rayson product?

The primer and base layers are Rayson’s. The metallic or flake finish is IFS Metallic Epoxy or IFS Epoxy Flake Lining, from the IFS range, and the quotation says so.

The combined build-up is confirmed on a sample board before your floor; the metallic and flake epoxy page shows the IFS finishes.

A first guide. The applicator confirms the right floor for your room on site.

What you see

The signs

  • A garage or porch floor that sheds dust and stains with oil
  • Old tiles you would rather coat than hack
  • A kitchen or utility floor that is hard to keep clean
  • A living room where you want a seamless, modern finish
Why it happens

The usual causes

  • Bare concrete that was never sealed
  • Cheap coatings applied without a primer or over damp slabs
  • Finishes chosen from a photo without checking the floor underneath
How the job runs

From three photos to a finished job

  1. Look at the floor and the use

Moisture and bond checks, and whether the room is a garage, a kitchen or a living space.

  2. Choose the finish

Plain colour, with or without anti-slip texture, or a metallic or flake finish on a sample board first.

  3. Prepare and prime

Grinding or keying, repairs, then E20 primer; tiles get a bonding primer only if they are firmly bonded.

  4. Coat and cure

Body coat, decorative finish where chosen, then the topcoat; walk on it the next day, move furniture after cure.

What to send

Three photos are enough for a first quotation

  1. The whole floor, from the doorway
  2. The worst patch or the tile joints, close
  3. The room and the look you want, with a reference photo if you have one

What it costs

What does home epoxy flooring cost in Johor Bahru?

Per square foot, quoted after inspection. Five things decide it: the area, the state of the floor (grinding, cracks and moisture), tiles to fill and prime, plain colour or a metallic or flake finish, and the UV-stable topcoat where daylight falls. A plain coloured floor is the lowest cost; metallic and flake finishes cost more for the extra layers and the hand work. Rayson publishes no price list.

The Rayson difference

An installer buys whatever is on the shelf. A Rayson-authorised applicator installs what Rayson makes.

01

The maker writes the specification

The system is specified by the company that makes the material, and installed by an independent applicator Rayson has authorised, not chosen from whatever a supplier had on the shelf that week.

02

A data sheet for every layer

Every Rayson material on your floor or roof has a published technical data sheet. You can read what went in, and so can your consultant.

03

Two warranties, two companies

Rayson warrants the material as its maker. The authorised applicator, an independent company that contracts with you, warrants the workmanship. Each warranty is issued by the company responsible for it.

04

Same materials on both sides of the Causeway

The products, data sheets and application methods are the ones Rayson publishes in Singapore. Nothing is rebadged for Malaysia.

05

Materials direct, for your own crew

Contractors and facility teams buy the same materials direct from the maker, with application guidance. The applicator is there when you want the job done for you.

The practical details

Questions people ask

How soon can we use the floor?

You can walk on it the next day and move furniture back after the cure time on the data sheet; the car goes back on the porch once the floor has fully cured. The quotation states the programme.

Who gives the warranty?

Rayson warrants its materials as their maker; IFS’s terms cover a metallic or flake finish; the Rayson-authorised applicator warrants the workmanship. All three are written into the quotation.
