Car park floors and ramps in Malaysia, specified by the maker

Car park epoxy flooring in Malaysia: the FloorGuard R50 textured deck system for basements, covered decks and ramps, by Rayson-authorised applicators.

We reply within one working day, Monday to Friday.

Rayson-authorised applicators in Johor, Kuala Lumpur and the Klang Valley, and Penang. Materials and data sheets nationwide.

What is the best coating for a car park floor?

For basements and covered decks, an epoxy broadcast system: Rayson’s FloorGuard R50 data sheet lists multi-storey and underground car park decks, applied over PrimeBond E20 primer, broadcast with aggregate for grip and sealed with a further R50 coat. Sun-exposed top decks need a UV-stable system instead.

Before you choose

Why do car park floors wear out?

Because most are painted, not coated with a floor system. Tyres turning on the spot, oil and water from wet cars lift a thin paint from unprepared concrete, and smooth ramps turn slippery in the rain. The broadcast system is built thicker and textured, on a ground and primed slab.

The survey looks at where the wear is worst: the turns at the foot of the ramps, the entrance, and the bays nearest the lifts.

Which coating for the ramps?

The same R50 broadcast system with more texture: aggregate broadcast into the R50 to refusal and sealed, so tyres and shoes grip when the ramp is wet. The texture is set zone by zone in the specification.

Ramps take the hardest wear in the building, so the specification sets their texture and build apart from the parking bays.

Can the car park stay open while the floor is done?

Yes, level by level or zone by zone. Bays are closed in sections with the management office, and each section reopens when the specification says it can take cars; the R50 data sheet gives seven days to final cure.

Condo and office car parks are planned with the management corporation or the JMB: notices to residents, working hours, and where cars park in the meantime.

What about basements that are damp?

Basement slabs are moisture-tested first. The PrimeBond E20 primer accepts damp concrete up to 5% moisture, with no standing water; a slab wetter than that, or with water coming through, is dealt with before any coating goes down.

A coating cannot hold back water pushing up through a slab; it only lifts. That is why the moisture test comes before the quotation.

A first guide. The survey confirms the system, texture and programme for your car park.

What you see

The signs

  • Dust and bare patches where tyres turn
  • Painted floors peeling at the entrance and the foot of the ramp
  • Ramps that turn slippery in the rain
  • Oil stains and water ponding in the bays
Why it happens

The usual causes

  • Floor paint used where a floor system was needed
  • Ramps finished smooth, with no texture
  • Concrete never ground or moisture-tested before coating
How the job runs

From three photos to a finished job

  1. Survey the car park

Moisture and bond tests, the worst wear points, the drainage, and how the building parks while the work runs.

  2. Specification from the maker

System, texture by zone, line marking and the data sheets, in writing, with the programme level by level.

  3. Prepare and lay

Grinding, oil removal and repairs, PrimeBond E20, then R50 broadcast with aggregate and sealed, section by section.

  4. Cure, mark, reopen

Lines and bay numbers marked, and each section reopened when the specification allows.

What to send

Three photos are enough for a first quotation

  1. A level of the car park, wide
  2. The worst patch and the ramp, close
  3. Area in sq ft per level, the building type, and when bays can close

What it costs

What does car park epoxy flooring cost in Malaysia?

Per square foot, quoted after a survey. Five things decide it: the area by level, the state of the slab (old paint, oil, cracks, joints and moisture), the texture by zone, the line marking, and the programme around the building’s parking. Rayson publishes no price list; contractors with their own crews can buy the systems direct.

Who stands behind the job

  • Rayson makes the materials, writes the specification and warrants the material.
  • The Rayson-authorised applicator for your area an independent company authorised by Rayson, contracts with you, inspects, quotes, installs and warrants the workmanship.
  • Rayson is not the installer and is not a party to the installation contract. Two warranties, two companies.

The Rayson difference

An installer buys whatever is on the shelf. A Rayson-authorised applicator installs what Rayson makes.

01

The maker writes the specification

The system is specified by the company that makes the material, and installed by an independent applicator Rayson has authorised, not chosen from whatever a supplier had on the shelf that week.

02

A data sheet for every layer

Every Rayson material on your floor or roof has a published technical data sheet. You can read what went in, and so can your consultant.

03

Two warranties, two companies

Rayson warrants the material as its maker. The authorised applicator, an independent company that contracts with you, warrants the workmanship. Each warranty is issued by the company responsible for it.

04

Same materials on both sides of the Causeway

The products, data sheets and application methods are the ones Rayson publishes in Singapore. Nothing is rebadged for Malaysia.

05

Materials direct, for your own crew

Contractors and facility teams buy the same materials direct from the maker, with application guidance. The applicator is there when you want the job done for you.

The practical details

Questions people ask

Can you do the open top deck as well?

Not with this system. Epoxy yellows and chalks in the sun, and a top deck over occupied floors also has to keep water out, so open, sun-exposed decks are outside the current Malaysian range. The survey marks them rather than quoting the wrong system.

Is the floor slippery when wet?

The broadcast system is textured to grip: aggregate is broadcast into the R50 and sealed, with more texture on ramps and turns. Pedestrian walkways can take GripSafe AP12.

Who gives the warranty?

Rayson warrants the materials as their maker; the Rayson-authorised applicator that lays the floor warrants its workmanship. Both are written into the quotation.
