What is the best floor for a commercial kitchen?

Polyurethane-cement where it is hot and wet: Rayson specifies PurScreed PC70 at 1.5 to 3 mm for cooking lines and dishwash, with coves and drains detailed first. Drier prep areas, stores and corridors can take FloorGuard R50 epoxy, broadcast with aggregate for grip.

Before you choose

Why do kitchen tiles and epoxy fail?

Tiles fail at the grout: hot water and fat get into the joints and the tiles loosen and crack. Epoxy fails where it is hot: the epoxy data sheets refer hot washdown and thermal shock to a PU-cement screed, so epoxy on a cooking line is laid outside what it is made for.

A seamless PU-cement floor has no grout lines to open, and its coved edges leave no corner for fat and water to sit in.

Will the floor be slippery?

Any kitchen floor is slippery under oil and water if it is smooth. The texture for each zone is set in the specification after the survey, to suit the oil, the water and the cleaning, and the finished floor is checked wet before handover.

In the drier prep areas FloorGuard R50 is broadcast with aggregate for grip; on the hot lines, the grip of the finished PC70 floor is checked wet with you before handover.

How long does the kitchen have to close?

It depends on the area and the system. PC70 has a short pot life and the data sheet gives seven days to final cure, so kitchens are usually done in sections over closing days or a planned shutdown, agreed before work starts.

A central kitchen that runs every day is split into zones, so production moves from one side to the other while the floor goes down.

What do the food hygiene rules ask of a kitchen floor?

The Food Hygiene Regulations 2009 require floors to be kept in good condition, easily cleaned, impervious, non-absorbent, washable, non-toxic and adequately drained (regulation 18), and wall-floor angles to be sealed and coved where necessary (regulation 19(2)).

A seamless floor with coved edges and clean drain details answers both. Falls to the drains are a matter for the slab: where water sits, the falls are built in a screed before the floor goes down.

A first guide. The specification confirms each system against your heat, oil and cleaning.

What you see

The signs

  • Grout lines black and open, tiles loose or cracked
  • Water and fat sitting in corners and around drains
  • Old coating lifting along the cooking line
  • A floor that stays slippery however often it is mopped
Why it happens

The usual causes

  • Tiles and grout under daily hot water and fat
  • Epoxy laid on hot lines it is not made for
  • Square corners and flat floors with no falls to the drains
How the job runs

From three photos to a finished job

  1. Survey the kitchen

What comes up, moisture and bond tests, the drains and falls, and the hours the kitchen can close.

  2. Specification from the maker

Zones, systems, coves and drain details and the data sheets, in writing, with the programme around service.

  3. Prepare, detail, lay

Old tiles and coatings removed, repairs, coves and drain edges, then PC70 and R50 at the data-sheet build.

  4. Cure, check wet, hand over

Back in service when the specification allows; the floor checked wet with you, and the data sheets in your file.

What to send

Three photos are enough for a first quotation

  1. The kitchen floor, wide, with the drains in view
  2. The worst patch and a wall-floor corner, close
  3. Area in sq ft, the cooking lines and dishwash, and when the kitchen can close

What it costs

What does commercial kitchen flooring cost in Malaysia?

Per square foot, quoted after a site survey. Five things decide it: the area and how it splits into hot and dry zones, what comes up (old tiles, screed, coatings), the coves, drains and plinths to detail, the falls to the drains, and the hours the kitchen can close. Rayson publishes no price list; contractors with their own crews can buy the systems direct.

Who stands behind the job

  • Rayson makes the materials, writes the specification and warrants the material.
  • The Rayson-authorised applicator for your area an independent company authorised by Rayson, contracts with you, inspects, quotes, installs and warrants the workmanship.
  • Rayson is not the installer and is not a party to the installation contract. Two warranties, two companies.

The Rayson difference

An installer buys whatever is on the shelf. A Rayson-authorised applicator installs what Rayson makes.

01

The maker writes the specification

The system is specified by the company that makes the material, and installed by an independent applicator Rayson has authorised, not chosen from whatever a supplier had on the shelf that week.

02

A data sheet for every layer

Every Rayson material on your floor or roof has a published technical data sheet. You can read what went in, and so can your consultant.

03

Two warranties, two companies

Rayson warrants the material as its maker. The authorised applicator, an independent company that contracts with you, warrants the workmanship. Each warranty is issued by the company responsible for it.

04

Same materials on both sides of the Causeway

The products, data sheets and application methods are the ones Rayson publishes in Singapore. Nothing is rebadged for Malaysia.

05

Materials direct, for your own crew

Contractors and facility teams buy the same materials direct from the maker, with application guidance. The applicator is there when you want the job done for you.

The practical details

Questions people ask

Can the new floor go over our tiles?

Not as a rule. PurScreed PC70 is laid on prepared concrete, so the tiles come up and the slab is repaired first.

Do you do restaurant and hotel kitchens as well as central kitchens?

Yes: central kitchens, hotel and restaurant kitchens, and catering and canteen kitchens.

Who gives the warranty?

Rayson warrants the materials as their maker; the Rayson-authorised applicator that lays the floor warrants its workmanship. Both are written into the quotation.
